Exemption Status: Exempt About the Role The Assistant Project
Manager position is primarily responsible for the oversite of a
specific scope that is defined and managed through one or more
Subcontractor contracts valued from $500k to $10m. Timely decisions
are made and executed that impact the construction project’s
schedule and financial outcomes. These decisions utilize the
Assistant Project Manager’s knowledge of building methods,
materials, and sequencing for systems, such as mechanical,
electrical, plumbing, and fire. Skills & Qualifications Bachelor’s
Degree in Construction, Engineering, Architecture, or Business and
a minimum of 4-years of experience with a General Contractor
Demonstrated results on construction projects of similar type,
size, scope, and complexity as contracted by Linbeck (strongly
preferred) Proficient at overseeing another employee's work,
managing assigned tasks and providing motivation for employees and
by using a variety of supervisory skills to arrive at the desired
outcome. Proficient and demonstrated results on construction

by Linbeck Proficient at initiating decisions and actions with a
focus on achieving the outcomes of a process or project while
adhering to the overall strategy of the organization. · Proficient
at communicating with others through verbal and non-verbal means to

well as use listening and other attending behaviors to gain a
shared understanding of the topic at hand. Primary Duties Execute
the Linbeck Site Specific Safety Program, including BBS and Safety
Walks Thoroughly understand the Owner Contract and manage the
execution of the project to maintain compliance with the business
terms. Create internal and external Potential Impacts with detailed
information, properly notifying the Owner as required. Manage the
Potential Impact Log for effective project hygiene. Manage the RFI
Log to efficiently create and close RFIs. Distribute the
documentation to the proper Project Team members. Create and manage
the internal review/execution of Subcontractor Change Orders (SCO)
in a timely manner utilizing proper contract language and
formatting. Create a clear submittal log from requirements in the
Contract Documents. Utilize pull scheduling dates in the log to
prioritize submittals with the Design Team and Subcontractors.
Mange the submittal log, including reviewing all types of
submittals and shop drawings, verifying correctness per the
contract documents, drawings, specifications, as-builts and
coordination with other trades. Create and manage the Expediting
Log to get material on-time based on accurate delivery dates, lead
times, and coordination with subcontractors. Implement all aspects
of the QA/QC Program for project success, including but not limited
tools such as A3s, Pre-Install Meetings and Peer Reviews. Utilize
builder expertise to safely manage manpower and field execution of
self-perform work. Apply tools such as checklists, look-ahead,
meeting agendas, logs, and quantity tracking to increase
effectiveness and communication with the project team. Manage
Self-Perform specific financials to meet project margin goal
including estimating, vendor contracts, changes, and monthly
financials. Utilize quantity tracking and the Labor Production
Report (LPR) processes to inform financial projections. Manage
manpower and self-perform field execution to ensure safety and
schedule compliance through checklists, look-ahead planning,
meeting agendas, logs, and quantity tracking Evaluate subcontractor
pay applications by reviewing percent complete on labor and
materials with actual field conditions and verifying any stored
materials. Process approved subcontractor pay app with proper
retainage verifying contract amounts and changes to ensure
non-overbilling. Utilize understanding of different insurance
programs and requirements to manage subcontractor insurance
compliance for COI and LSIP compliance. Use tools such as
Subcontractor Insurance Management and Manage Labor
On-site/Pre-Install dates to ensure compliance. Manage project logs
and reports for proper Owner, Subcontractor and Internal
communication. This includes, Daily Reports, Meeting Minutes
Equipment Log, and utilizing the system reports module. Create an
effective project closeout plan, and manage the execution of the
plan for all aspects of project closeout including warranties.
Utilize the Closeout Preparedness and Closeout Follow-Up checklists
to facilitate this process. · Efficiently compile and transmit
subcontract and owner closeout documentation including, but not
limited to, Closeout Manual, Training, O&Ms, Warranties,
As-Builts and Attic Stock. Secondary Duties Create and manage a
Work Plan for Confidential Payroll employees on a monthly basis.
Use the information in the workplan to accurately project cost for
confidential payroll and margin on personnel. Manage the Project
Financial Report (PFR) to properly project committed, allocated,
and unallocated cost and associated savings or loss. Use additional
tools in the PFR to find financial information about the estimate
and JTD Cost. Plan for and manage the project-specific Non-Billable
Costs (including Non-Reimbursable Payroll) to meet margin goal.
Accurately project these items for accurate input in the CFR.
Compile and prepare the monthly Construction Financial Report (CFR)
to demonstrate the projected financial status of the Project. Use
the understanding of margin enhancements and margin offsets to
execute strategies to meet and exceed margin goal. Utilize
information in Job Dashboard to understand the current status and
manage all aspects of the project. Update the necessary information
in the Job Dashboard including Project Challenges and QBR Capsheet
for monthly and quarterly reporting. Manage the overall job
accounting process from receiving invoices to creation and timely
payment of Owner Billing. Approve Vouchers, and manage billed,
unbilled, and non-billable items for proper accounting and billing.
Manage the process of cost charging the project for all billing
item types (job cost entry, invoices, STC, and Field Payroll.
Utilize job accounting tools including billing projections and
Journal Vouchers (JVs) to modify job cost as necessary. Manage
Spatial Coordination process, including leading cross-functional
meetings, effectively communicating updates with subcontractors and
all impacted parties, and resolving issues with the design team
Prepare Site Utilization, Zoning and/or Phasing Plans for effective
jobsite planning Assist in creating GMP and Lump Sum Package
estimates at different design stages, including composing effective
assumptions and clarifications, alternates, and allowances to
define the project scope Assist in compiling an estimate, including
creating an Instruction To Bidders and associated scope packages,
subcontractor qualifications/bidding, and bid tabulation Write and
review all types of vendor contracts with effective inclusions,
exclusions, and job/general requirements · Utilize master
scheduling software to develop and continuously maintain the GMP,
baseline project schedule. Physical Requirements Must be physically
fit enough to function safely on a project site and office setting.
